Summary : This position will direct all project level aspects of redevelopment and cap-x projects to include interior (when applicable), exterior renovations and construction improvements of multifamily, single family rentals, commercial and hospitality properties owned and managed by DLP. This position partners closely with Property Management, Asset Management, Construction, Service Leadership, Revenue Acceleration and Marketing and the Investment teams.
What you have already achieved: (Requirements)
7-10 years of experience
Experience in Multi-family housing, project scheduling, budgeting, due diligence walks, MS Office Suite and/or Google Suite apps, subcontractor/contractor/personnel management.
What you are great at: (Responsibilities)
Will oversee the work of key General Contractors, sub-contractors, construction-associated consultants, and vendors to ensure conformance with contracts. Enforces contractor and subcontractor compliance with building and safety codes.
Work in concert with Field staff to execute larger capital projects
Manage multiple smaller scopes in multiple locations, often with the support and in collaboration with Property Management and Service team staff members.
Create timely and accurate take-off estimates/scopes of work for interior, exterior renovations, and cap-ex projects. Formulate and recommend budgetary and operational objectives and timelines for approval by senior leadership
Ensure in-person pre-job meetings are held prior to the start of any project. Pre-job meeting should include the contractor, portfolio leader and on site property manager and service manager
Provide supervisor and business leader a complete document package when seeking approval to move forward with bid packages and proposal recommendations. Package should include but not necessarily be limited to, applicable drawings, scopes, budgeted amount vs contract amount, any engineering reports, location of applicable photographs, three bids secured, materials and fixtures to be used, recommendation and contract approval sheet
Responsible for safety compliance on each job site. Recognize and identify potential safety risks and ensure prompt resolution. Ensure OSHA guidelines are followed on each job site
Manage and approve the need for all change orders prior to work commencing; Review and approve payables for all projects under your direction.
Effectively use Construction accounting software to manage budgets and G-Suite or other software for project management, tracking, data storage and communication between teams
Negotiate with contractors/vendors to obtain the best available pricing for the work within the schedule. Ensure that bid documents and review contracts encompass the complete scope coverage.
Help analyze and communicate risk, schedule, timing concerns, customer facing concerns, results and developments that could have an impact on corporate objectives, sales, leasing and occupancy expectations
Attend all mandatory company meetings either in person or via Zoom
Daily utilization of company performance tracking and goal setting tools (e.g. Elite Tools, ROCKS, WIGS, etc.)
